Actual financing, rates, costs, insurance, taxes, program eligibility and funding must be verified with the appropriate licensed professionals and program administrators.
Nothing here is an approval
We do not check your credit, verify your income, or make any lending decision. Every number we show is an estimate produced from information you typed in, using published assumptions. A licensed lender is the only party who can tell you what you actually qualify for.
Our estimates are estimates
Property taxes are estimated from county millage rates published by the Broward, Miami-Dade and Palm Beach County property appraisers, applied to an estimated purchase price. They exclude non-ad-valorem assessments such as solid waste, fire and stormwater charges, which means your real bill will be higher than our estimate by those amounts.
Insurance is a broad planning range based on county averages published by the Florida Office of Insurance Regulation. It is not a quote, and it does not vary with the price of the home, because the underlying data does not support that level of detail. South Florida premiums vary enormously by wind exposure, flood zone, roof age, construction and carrier. Flood insurance is not included.
Mortgage insurance figures are planning ranges, not rate quotes from a mortgage insurance company.
Assistance programs
Any program we show is a preliminary match based only on what you told us. It is not a determination that you qualify. Eligibility, funding availability and program rules change without notice and must be confirmed with the program administrator and a participating lender.

Renting out part of a home
If we show an illustration involving rental income, it is an illustration only. Rental income is not guaranteed, a lender may not count projected rent, and zoning, condominium and association rules, minimum lease periods and assistance-program restrictions may limit or prohibit renting. Loans and programs that require you to live in the home must be followed as written.

Planning rate assumption
We currently use a 6.95% planning rate for a 30-year fixed mortgage, based on the Freddie Mac Primary Mortgage Market Survey (PMMS) for the week ending 2026-09-17. This is a national survey average used for planning. It is not a rate quoted or offered to you, and the rate you are actually offered will depend on your circumstances, the lender and the market on the day you lock.
